We are seeking a highly skilled and experienced 4D BIM Planning and Visualization Specialist to join our project team. The ideal candidate will leverage BIM models and scheduling data to create dynamic simulations that drive efficiency, improve communication, and mitigate risks throughout the construction lifecycle.

???? Key Responsibilities & Required Expertise

I. 4D Modeling & Software Proficiency

The successful candidate must possess deep technical skills in integrating 3D models with project schedules.

1. BIM Software Mastery: Familiarity and proven experience with key BIM and 4D software platforms, including Revit, Synchro 4D, and Fuzor.

12. Schedule Integration: Extensive experience integrating 4D models with project management software, specifically Primavera P6, for accurate schedule alignment and updates.

9. Data Management: Familiarity with Common Data Environments (CDEs) and robust versioning protocols to ensure model and schedule updates are managed effectively and revisions are tracked.

II. Construction Sequence & Constructability

A core function is translating the static schedule into a visual, buildable sequence.

2. Project Sequencing: Ability to create comprehensive and accurate construction sequences for both individual buildings and entire master-planned projects.

4. Multi-Discipline Visualization: Proven experience in generating detailed 4D videos for all major disciplines: Structural (ST), Architectural (AR), Mechanical, Electrical, Plumbing (MEP), and Infrastructure (INFRA).

3. System Constructability: Ability to create specialized constructability videos that demonstrate the detailed installation steps for complex or specialized systems.

11. Sequence Clash Avoidance: Ability to identify and visualize temporal clashes (clashes between elements that occupy the same space at the same time during the schedule) to support proactive constructability reviews.

III. Project Control & Monitoring

Using 4D tools to monitor progress and verify schedule accuracy.

5. Baseline Verification: Ability to study and verify the feasibility of the project’s Baseline Schedule activities through visual 4D simulations.

6. Variance Analysis: Ability to create impactful Actual vs. Planned videos to visually illustrate and communicate schedule variance and progress to stakeholders.

IV. Site Logistics & Communication

Using 4D for strategic planning and effective stakeholder engagement.

7. Logistics Studies: Support the Construction Team by creating Logistics studies that visually show the access routes, capacity, and placement of critical equipment (e.g., cranes, hoists, laydown areas) throughout the construction phases.

10. Presentation Capability: Capable of presenting 4D simulations effectively to a diverse audience, including clients, consultants, and contractors, for design reviews, planning sign-offs, and progress meetings.

8. Executive Immersion: Ability to create Immersive experience files (e.g., VR/AR outputs via Fuzor) for Top Management reviews and strategic decision-making.
